If you're thinking about moving to south Ottawa, there's a pretty good chance two communities will end up on your shortlist:

Riverside South and Findlay Creek.

At first glance, they have a lot in common. Both offer newer homes, family-oriented streets, parks, schools, shopping and relatively convenient access to Ottawa's south end.

But once you actually spend some time in both communities, the differences become much more noticeable.

So which is better: Riverside South or Findlay Creek?

The answer depends on what matters most to you.

In this guide, I'm comparing the two communities based on housing, transportation, amenities, schools, commuting, parks, future development and overall lifestyle to help you figure out which one might be the better fit.

Quick Answer: Riverside South or Findlay Creek?

If you want the short version:

Riverside South may be the better choice if you prioritize transit, a larger and still-growing community, access toward Barrhaven and the Rideau River, and long-term development around the Limebank O-Train station.

Findlay Creek may be the better choice if you prefer a somewhat more compact community, convenient everyday shopping, access to Bank Street, proximity to the airport and a particularly convenient location for some south-Ottawa workplaces.

Neither neighbourhood wins every category.

And that's really the point of this comparison.

The best Ottawa neighbourhood isn't necessarily the one somebody tells you is "better."

It's the one that works better for your life.

Where Are Riverside South and Findlay Creek?

Both communities are located in south Ottawa, but they're positioned differently.

Riverside South

Riverside South sits south of Hunt Club and the Ottawa International Airport, primarily along the Limebank Road and River Road corridors.

The community extends toward the Rideau River and connects westward across the Vimy Memorial Bridge toward Barrhaven.

Riverside South is also now directly connected to Ottawa's O-Train network through Limebank Station on Line 2.

That has become one of the biggest differences between Riverside South and Findlay Creek.

Findlay Creek

Findlay Creek sits farther east, primarily around Bank Street and Findlay Creek Drive.

It's part of the larger Leitrim planning area and is close to the Ottawa airport, Leitrim Road, Albion Road and communities such as Greely.

Findlay Creek also sits near one of south Ottawa's significant natural areas: the Leitrim Wetland.

What Is Riverside South Like?

Riverside South feels like a large suburban community that's still evolving.

You'll find established residential areas alongside newer construction, parks, schools, trails and commercial development.

There's also considerable future growth planned around the community.

The result is a neighbourhood that feels more established in some sections and very new in others.

Housing includes:

• Detached homes
• Semi-detached homes
• Traditional townhomes
• Urban townhomes
• Bungalows
• Higher-density housing in developing areas

One of Riverside South's biggest long-term advantages is its transportation infrastructure.

The arrival of the O-Train has changed the conversation around this community.

What Is Findlay Creek Like?

Findlay Creek feels a little more compact to me.

The neighbourhood is centred around Findlay Creek Drive and Bank Street, with residential areas spreading around established commercial areas, parks and natural spaces.

You'll find plenty of:

• Detached homes
• Townhomes
• Semi-detached homes
• Condo-style properties
• Newer construction

One thing I like about Findlay Creek is that many of the everyday things residents need are relatively close.

Groceries, restaurants, coffee shops, pharmacies and other services are concentrated around the community rather than requiring a trip across a massive suburban area.

And despite all of the newer construction, the Leitrim Wetland and Findlay Creek provide an important natural element around which the broader community was planned.

Riverside South vs Findlay Creek: Homes

This one is pretty close.

Both communities offer a lot of newer housing compared with Ottawa's older neighbourhoods.

If you're looking for:

• Open-concept layouts
• Modern kitchens
• Larger primary bedrooms
• Ensuite bathrooms
• Finished basements
• Newer mechanical systems
• Contemporary suburban designs

you'll find options in both.

Riverside South

Riverside South is larger, which generally gives buyers a broader selection of neighbourhood pockets, builders, housing ages and property types.

Some parts feel quite established.

Others are still very much developing.

Findlay Creek

Findlay Creek also offers significant housing variety, but geographically it feels more concentrated.

That can make the community a little easier to understand when you're visiting Ottawa for the first time and trying to compare neighbourhoods quickly.

My take

Housing itself probably wouldn't decide this comparison for me.

I'd first figure out which location works better for your lifestyle and commute.

Then we'd compare the actual homes available within your budget.

Which Community Is More Affordable?

This is where I'm deliberately not going to give you a fixed average price.

Why?

Because you're hopefully going to find this article through Google or an AI search a year or two from now, and I don't want to give you stale real estate numbers.

Prices also depend enormously on what you're comparing.

A Riverside South townhome shouldn't be compared with a large detached home in Findlay Creek and vice versa.

If you're deciding between these communities, compare:

Townhouse vs townhouse.

Detached vs detached.

Similar age, size, lot and condition.

And use recent SOLD prices, not just asking prices.

Riverside South vs Findlay Creek: Transportation

This is one category where there is a clear difference.

Riverside South has the O-Train advantage

Limebank Station is the southern terminus of O-Train Line 2.

Line 2 runs north from Limebank through stations including Bowesville, Leitrim, South Keys, Greenboro, Walkley, Mooney's Bay, Carleton University and ultimately Bayview.

For somebody who values rail transit, that is a significant advantage for Riverside South.

That doesn't mean everybody in Riverside South can walk out their front door and onto a train.

It's a large community.

Where you live within Riverside South still matters.

But having rapid rail transit physically within the community is a meaningful distinction.

Findlay Creek

Findlay Creek does not have the same direct O-Train station advantage within the residential community.

Depending on where you live and where you're going, you'll likely rely more heavily on buses and/or a vehicle.

Winner for transit:

Riverside South.

If public transit is near the top of your priority list, I'd probably start there.

What About Commuting by Car?

This is much more destination-dependent.

If you work downtown, neither community gives you an inner-city commute.

You're living in suburban south Ottawa.

But your specific workplace can completely change which neighbourhood makes more sense.

Findlay Creek may make more sense if you work around:

• Bank Street
• Hunt Club
• CFS Leitrim
• Ottawa International Airport
• South Keys
• Eastern portions of south Ottawa

Riverside South may make more sense if you frequently travel toward:

• Barrhaven
• Prince of Wales Drive
• Carleton University
• Rideau River communities
• O-Train destinations

And here's one of my favourite pieces of advice for anyone relocating to Ottawa:

Don't test your commute on Sunday afternoon.

If you're seriously considering a house, drive from that house to work at the time you'd actually be commuting.

Tuesday morning at 7:30 tells you considerably more than Sunday at 2:00.

Riverside South vs Findlay Creek: Shopping & Amenities

Both communities have everyday amenities, but they feel different.

Findlay Creek

Findlay Creek's commercial areas are fairly concentrated.

That makes groceries, restaurants, coffee, pharmacies and other everyday errands convenient for many residents.

It's one of the things I think Findlay Creek does particularly well.

Riverside South

Riverside South has existing commercial plazas and continues to develop additional commercial and mixed-use areas.

Because the community is larger and still growing, amenities are more spread out depending on where you live.

Long-term planning around the community and transit corridor should continue changing the commercial landscape.

My take

Findlay Creek probably gets the slight edge for concentrated everyday convenience today.

Riverside South gets the edge for future potential and scale.

Schools and Family Life

Both communities are popular with families and include schools, parks, playgrounds and residential streets designed around suburban family life.

But I want to make one important point here.

Never buy a house based solely on a Realtor website telling you which school your children will attend.

School boundaries can change.

New schools open.

Programs change.

Transportation eligibility changes.

This is particularly important in fast-growing communities like Riverside South and Findlay Creek.

Before buying, verify the specific property address with the appropriate school board.

Ottawa has four publicly funded school systems:

• Ottawa-Carleton District School Board
• Ottawa Catholic School Board
• Conseil des écoles publiques de l'Est de l'Ontario
• Conseil des écoles catholiques du Centre-Est

If a particular school or program is important to your family, verify it before making an offer.

Parks, Trails and Green Space

Both communities perform well here.

Riverside South

Riverside South includes numerous parks, pathways and green spaces, with access toward the Rideau River adding another recreational dimension.

The community's planning also incorporates pedestrian and cycling connectivity as it continues to grow.

Findlay Creek

Findlay Creek has something particularly interesting:

The Leitrim Wetland and Findlay Creek themselves.

The City of Ottawa's planning documents specifically identify these natural features as a focal point around which the community's greenspace network was designed.

You'll find parks, paths, ponds and natural areas integrated throughout the community.

Winner?

Honestly, this one's personal.

I'd call it a tie.

Spend an afternoon walking around both communities and decide which environment feels better to you.

Riverside South vs Findlay Creek for First-Time Buyers

I'd absolutely consider both.

Townhomes and some condominium-style properties can provide entry points below the price of larger detached homes.

But here's where location becomes important again.

If buying in Riverside South allows you to rely on transit more often and potentially avoid the cost of another vehicle, that deserves to be part of your affordability calculation.

On the other hand, if you work near Findlay Creek and can dramatically shorten your daily commute, that has value too.

A house isn't affordable simply because of the mortgage payment.

Your transportation costs, condo fees where applicable, property taxes, insurance, utilities and maintenance all matter.

Riverside South vs Findlay Creek for Military Families

This comparison becomes particularly interesting for Canadian Armed Forces members posted to Ottawa.

And this is where I would never recommend a neighbourhood before knowing your work location.

I served 25 years in the Canadian Armed Forces, and one thing military families learn pretty quickly is that a posting isn't just about finding a nice house.

You're balancing:

• Work location
• HHT timelines
• Schools
• Your spouse's employment
• Childcare
• Commute
• Budget
• Future postings
• Resale considerations

CFS Leitrim

If you're working at CFS Leitrim, Findlay Creek deserves serious consideration.

CFS Leitrim is located immediately east of the broader Leitrim community.

That geographic relationship can make Findlay Creek particularly convenient depending on your specific workplace requirements.

Other Ottawa DND locations

If you're working somewhere else in Ottawa, Riverside South might make more sense—or neither community may be my first recommendation.

That's why the first question I ask a military family isn't:

“What kind of house do you want?”

It's:

“Where are you working?”

What About the Ottawa Airport?

Ah yes.

The airport. 😂

Apparently nobody has ever said:

“I want to live close to the airport.”

At least according to one gentleman in my YouTube comments.

But in reality, proximity to Ottawa International Airport can absolutely matter to:

• Frequent travellers
• Airline employees
• Airport employees
• People travelling regularly for work
• Military members who travel frequently

Both communities are relatively convenient to the airport.

But here's the more important question:

What about aircraft noise?

If aircraft noise concerns you, don't rely on me—or anybody else on the internet—to tell you whether you'll notice it.

Visit the specific house.

Stand outside.

Go at different times of day.

The experience can vary depending on the location of the property, flight activity, weather and other factors.

This is one of those things where firsthand experience beats a neighbourhood ranking every time.

Riverside South: Pros and Cons

Pros

O-Train access
Limebank Station gives Riverside South direct access to Line 2.

Large housing selection
The size of the community provides a broad range of property types and ages.

Access toward Barrhaven
The Vimy Memorial Bridge creates an important connection across the Rideau River.

Continued development
There's significant long-term growth potential around the community and transit corridor.

Parks and pathways
Plenty of opportunities for outdoor recreation.

Cons

It's a large community
Your experience can vary considerably depending on which part you live in.

Ongoing construction and development
Some people love growing communities. Others don't.

Distance from downtown
You're still choosing suburban south Ottawa.

Findlay Creek: Pros and Cons

Pros

Convenient amenities
Shopping and everyday services are concentrated nearby.

Newer housing
Lots of modern suburban housing options.

Natural features
The Leitrim Wetland and Findlay Creek help give the area some distinctive green space.

Airport access
Convenient for frequent travellers and airport-area workers.

CFS Leitrim proximity
Potentially very convenient for CAF members working there.

Cons

No O-Train station within the community
Riverside South has the clear advantage here.

Traffic and road access
Worth testing during your actual commuting hours.

Newer neighbourhood character
If you want huge mature trees and century homes, this probably isn't your community.

Continued development
Like Riverside South, parts of the broader area continue to evolve.

Who Should Choose Riverside South?

I'd lean toward Riverside South if you tell me:

“Transit is really important to me.”

Or:

“I want access toward Barrhaven but still want to live in south Ottawa.”

Or:

“I like the idea of buying into a large community that's going to continue developing around rapid transit.”

Riverside South probably belongs near the top of your list.

Who Should Choose Findlay Creek?

I'd lean toward Findlay Creek if you tell me:

“I want a newer home and I like having everyday shopping nearby.”

Or:

“I work around the airport, Bank Street or CFS Leitrim.”

Or:

“I want a somewhat more compact south-Ottawa community with parks and natural areas nearby.”

Findlay Creek deserves a serious look.

Is Riverside South better than Findlay Creek?

Not universally. Riverside South has a significant transit advantage because of Limebank O-Train Station, while Findlay Creek offers concentrated amenities and may provide a more convenient location for certain south-Ottawa workplaces.

Which is newer: Riverside South or Findlay Creek?

Both contain substantial newer development. Riverside South is larger and includes a wider range of development ages, while much of Findlay Creek's housing stock is relatively modern.

Does Riverside South have an O-Train station?

Yes. Limebank Station is located in Riverside South and serves O-Train Line 2.

Does Findlay Creek have an O-Train station?

There is no O-Train station directly within the Findlay Creek residential community. Nearby Line 2 stations include Leitrim and other stations along the south O-Train corridor, but accessibility depends on your specific address and transportation method.

Both can be excellent choices for families. The better option depends on school requirements, housing budget, commute, transportation needs and preferred lifestyle.

Which is better for a military family posted to Ottawa?

It depends primarily on the CAF member's work location. Findlay Creek can be particularly convenient for CFS Leitrim. Other DND locations may make Riverside South—or another Ottawa neighbourhood entirely—a better choice.

Which is better for first-time buyers?

Both are worth considering. Rather than choosing based on the community name, compare similar properties, transportation costs, commute and total monthly ownership costs.

Is Riverside South close to Findlay Creek?

Yes. They're neighbouring south-Ottawa communities, which is one reason buyers frequently compare them.

My Verdict: Riverside South vs Findlay Creek

So...

Which one would I choose?

I know. That's what everybody wants me to say. 😂

But I genuinely don't think there's one correct answer.

If transit and future transit-oriented development are high priorities, I'd give Riverside South the advantage.

If convenient shopping, Bank Street access, airport proximity or CFS Leitrim are particularly important, I'd give Findlay Creek a serious look.

And if you handed me two identical houses at exactly the same price?

Then we'd sit down and look at your commute, lifestyle and future plans.

Because those things will probably make the decision for us.

Not somebody's neighbourhood ranking on the internet.

Thinking About Riverside South or Findlay Creek?
